Denise helped advise us when we were having building issues, and then further advised us on how to select a lawyer to pursue our litigation. She was spot on, and I cringe to think what we might have done without her guidance. The short story is that we are likely to get a multi-million dollar settlement from our litigation which should result in complete restoration of our buildings. Without Denise’s guidance, we might well have settled for an informal agreement with our developer, which would not have resulted in complete repairs. This was a close call, and we made the right decision completely due to Denise’s guidance.
Our gates malfunction with some regularity. Denise has worked with our Board and the maintenance company to try to reduce the number of service calls, thereby saving us money.
Because of our litigation, we have people walking through the development with some regularity looking at various building aspects. We are required to post such visits at least three days in advance. Denise and the CMI crew always prepare the posting for us, and make sure one of us Board members is available to post as needed.
Denise/CMI prepares a draft budget for us every year. That may not sound significant, but our treasurer is an accountant, and she’s delighted with what CMI does. I think that’s a pretty high recommendation.
My background is project management. As such, I have a pretty high standard of what I expect someone to do as a manager. Denise and CMI consistently meet or exceed my expectations. From me, that is very high praise.

The Mosaic Homeowners Association hired CMI in 2005. CMI was chosen to replace a management company that was considerably cheaper. The owners were hesitant at first to make the switch, but quickly cam to appreciate the improved service. I was initially a regular meeting goer and I have been directly involved with CMI for this past year as an elected member of the Board.
The Homeowners Association board re-evaluates the contract annually, looking at rates for similar services, interviewing other companies, and seeking feedback from owners about their interactions and satisfaction with CMI. The last contract extension took place about a year or so ago.
CMI’s greatest strengths are experience and strong communication. There is no substitute for years of interaction with homeowners. CMI’s expertise ensures quality maintenance and very competitive prices; and provides guidance that allows us to get insurance, safety related services/construction; excellent repairs and other services as needed with good results. The Mosaic, perhaps even more than most buildings, has a wide range of owner profiles in terms of investment goals, income, and experience with condominium ownership. A challenging construction-defect lawsuit (one of the largest in county history) surface within the first two years after the building was handed over to owners, creating an unusual need for cooperation in fractious circumstances. The information communicated by CMI on a range of related issues was sensitive and often complicated. Without the cognet letters and explanations of Denise Bower and her CMI staff, we would have been unable to weather this difficult period. For all its challenges, the lawsuit and related suits have been resolved satisfactorily – CMI deserves much of the credit for this.
The other strength is CMI’s flexibility. The Mosaic homeowners have needed different assistance as time has gone on. At first, quality maintenance on a new and unique building (eco roof, mixed use space) was the major need. The lawsuit brought in other concerns (communication with lawyers, vendor interactions, owner disagreements over game plans). Now, with the changed economic circumstances of some owners, CMI is helping the HOA Board anticipate new needs.
As BOTH an owner and HOA Board member, I remain grateful and appreciative of CMI’s professionalism.
As Chairman of the Pearl Lofts Condominiums HOA, it is my pleasure to write a few words regarding the recent appointment of Brad Finson as our management representative from CMI. Even though our relationship is fairly recent, Brad has jumped in with both feet. He has done so during an unusually challenging set of circumstances for our HOA. He has been very diligent in researching and informing us on how to handle some difficult property loss issues. Brad also came on board just as our HOA needed to review and renew some important maintenance contracts. He gathered the information and proposals in a timely and informative manner which allowed the Board to make a quick and easy decision. I can also say that when Brad attended our recent HOA Board meeting, the other members of the Board, as well as homeowners in attendance, thanked Brad for his energy, professionalism and effective assistance.
It’s interesting that I received letter the day after this meeting from another property management company and it was great that I didn’t have to spend any time or thought in considering their services. We are definitely satisfied customers and look forward to working with Brad in the future.
I offered to do this testimonial because I felt it was truly warranted. I have served on the board of Murray Ridge HOA for the last 7 years and worked with Denise and CMI for that duration. What impresses me the most about Denise specifically is her honesty and vast knowledge. If she doesn’t have a “ready” answer she will get back to you in a timely fashion with the correct information. Denise has also been a good “mentor”, as it were, willingly and patiently expanding our knowledge and impressing on us the importance of being detailed and doing it correctly. Whenever we have any issues, CMI has always been very responsive. It is simply a great organization headed by a great leader in Denise whom I will miss as my work with the HOA has ended. You will always be in good hands with CMI as your management company.
It really is a big advantage to have management by a very experienced company with forward-leaning technology and management teams of very stable personnel with strong technology and business expertise. Such as CMI offers the advantage of full-service Maintenance and Building Maintenance Contract Management departments with experienced personnel of a broad range of skills, as well as Vendor Management and Accounting departments, all of which are interconnected by the CMI management software technology to work together seamlessly with common data and work processes – and are very proficient and skilled with technology. The software is only part of it.
Today, officially marks our last day as the owners of i221. Emerald Valley will always have a special place in Susie and my heart since it was our first condo residence in Oregon.
You and the team of dedicated directors and homeowners made our living experience there so much more memorable.
