Building Maintenance Department

In 2005, in response to changing legislation our service division expanded further to include our Building Maintenance Coordinator (“BMC”) department. This department’s only focus is to implement Building Maintenance Plans. The intent of the Maintenance and Renewals Plan (“the Plan”) is to identify the maintenance protocol for the property with the goal of maintaining the building’s integrity, to make sure the building’s systems are inspected and monitored, and maintenance standards complied with in accordance with the guidelines of the Plan.

Our BMC department works with the Board of Directors to implement the Plan. The BMC staff develops check lists for all service contracts and building systems, performs required inspections and follows up with the vendors responsible for the work. Records are maintained and annual reports are submitted to the Board, reserve specialists and the building science specialists. Annual expenses are tracked so these can be tied into any revisions that may be needed in reserve requirements. The BMC then works with the reserve specialists and the building science specialists to update reserve projections annually. Every Plan is tailored to the specific requirements of each Association. You purchase only the services you need when you utilize our BMC department.
